Buy a home in Dubai and you can leave with a residence visa for 10 years. The offer is real, and a short list of details decides how smoothly it goes: which document goes into the file, when the bank writes its letter, whose name is on the title.

Those details are easy to get right when you know them in advance. This guide goes through them, shows the districts where the price threshold comes easily, and takes the application one step at a time.

The 10-year Golden Visa for property owners comes down to three checks: the value of what you own, the document that proves you own it, and how the purchase was paid for. Get those three right and the process is short. The sections below cover each one, including what changes for off-plan, mortgaged and shared purchases.

  • One threshold for the 10-year visa. The 10-year Golden Visa requires property worth at least AED 2,000,000 ($544,588), and several properties can add up to that figure.
  • The 2-year visa has no minimum. A sole owner needs no minimum value, and co-owners need a share of at least AED 400,000 ($108,918) each.
  • Many districts clear the bar. In 2026, about 9 in 10 apartment sales on Dubai Islands and on Palm Jumeirah were priced at or above the threshold, according to Dubai Land Department (DLD) data via DXB Interact, calculated by MINT. The district table below covers eight districts.
  • Five purchase types qualify. Ready, off-plan, mortgaged, several properties and shared ownership. Each adds one extra condition, such as a bank letter or a share that reaches the threshold.
  • Fee and timing are published. The government fee for the main applicant is AED 9,884.75 ($2,692), and DLD gives 7 to 10 business days for processing.

What is the Dubai Golden Visa for property owners, and what does it give you?

The Dubai Golden Visa for property owners is a 10-year renewable residence permit for investors who own property worth at least AED 2,000,000 ($544,588). It is part of the federal UAE Golden Visa programme run by the ICP, and in Dubai property owners file through the Dubai Land Department.

For an owner, the permit gives you:

  • Ten years of residence, renewable, without a sponsor or employer.
  • Family cover. You can sponsor your spouse, children and parents, with separate permits for each.
  • Freedom to travel. Golden Visa holders are exempt from the rule that ends a residence visa after a long stay abroad, so you do not need to live in Dubai to keep it.
  • Your property stays yours. You keep ownership of the apartment or villa, and you can rent it out or live in it.

The visa follows the property, so the property is where the planning starts. If you are still weighing the city itself, our guide to why Dubai real estate attracts investors covers that side. The next sections show how the Golden Visa compares with the other residence routes for owners, and then what counts toward the threshold.

"Clients arrive with two worries. They think they have to fly back to Dubai every six months to keep the visa, and they think a mortgage rules it out. Neither is true. A mortgaged apartment can qualify with a bank letter, and a Golden Visa holder does not need to live in the UAE. What we check is the paperwork: whose name is on the title, what the bank letter shows, and what DLD needs on the day you file."

How does the 10-year Golden Visa differ from the other residence visas for property owners?

The 10-year Golden Visa lasts the longest and is the only one of the three that sets a high property threshold. The 2-year investor visa has no minimum for a sole owner, and the retirement visa needs a lower amount and an owner over 55. Golden Visas also exist for entrepreneurs, specialists and scientists, and this guide stays with property owners.

Col 1 10-year Golden Visa 2-year investor visa Retirement visa
Minimum property value AED 2 million at purchase None for a sole owner; each co-owner needs a minimum share AED 1,000,000 ($272,294) paid
Validity 10 years, renewable 2 years 5 years, renewable
Who can apply Property owner Sole owner or co-owner Owner aged over 55
Title deed Required Required Required
Mortgage Allowed, with a bank letter Not stated on the DLD page Allowed when the paid amount reaches the minimum, with a bank letter
Shared ownership Each owner’s share counts toward the threshold; spouses have a combined route Allowed, each owner’s share must reach the minimum Spouses can share one property with a marriage contract

The Dubai investor visa, valid for 2 years, has no minimum property value for a sole owner, and co-owners need a share of at least AED 400,000 each, according to the Dubai Land Department. It is also searched for as the Dubai property visa, and it requires a title deed, so a buyer of an off-plan home applies once the title deed is issued at handover. The 2-year property visa in Dubai fits buyers below the 10-year threshold, and anyone who prefers to start with a shorter term.

The retirement visa in Dubai is open to owners over 55 with property worth AED 1,000,000 that is paid in full or paid to that amount. It lasts 5 years with renewal and suits buyers who plan to spend long stretches in Dubai after they stop working.

What is the minimum property value for the Golden Visa, and what counts?

The Golden Visa property requirement in Dubai is AED 2 million, counted on the value of the property at purchase. It can be one property or several that add up to that figure, and everything counted must be registered in your name, according to the ICP guide and the Dubai Land Department.

Four things count toward the visa:

  • Value. The page speaks of the purchase value, and several properties can be added together to reach the figure. A buyer who holds two apartments that each cost half the threshold is in the same position as one who holds a single apartment at the threshold.
  • Ownership. The property is held in the applicant’s own name. The DLD page describes property that is wholly owned by the investor, and it does not describe a company-held route, so a purchase through a company is worth raising with DLD before you sign.
  • Document. DLD asks for the title deed or the e-Certificate of Title in the file. The full list of documents is in step 2 of the application below.
  • Presence. The applicant attends in person and has to be inside the UAE at the time. Representatives and escorts are not allowed.

The DLD page names no property type, so value, ownership and the document decide. Mortgaged, off-plan and shared purchases add a few more conditions, and they come next.

Can off-plan, mortgaged and shared properties qualify for the Golden Visa?

Off-plan, mortgaged and shared properties can all lead to the 10-year Golden Visa, and each one comes with one extra condition that is worth settling before you sign. Our off-plan buyer’s guide covers how payment plans and handover work for a unit that is still being built.

Type of purchase What the rules say What to prepare
Ready property Qualifies on value and ownership Title deed or e-Certificate of Title
Off-plan property The federal ICP guide accepts off-plan units from an approved developer, with the same value threshold and no payment percentage named Oqood and developer documents; DLD decides each file
Mortgaged property The ICP guide allows a loan from an approved UAE bank; the old minimum down payment rule was withdrawn in early 2024 A bank letter showing the paid amount and the balance
Several properties Values add up to the threshold Title deed for each property
Shared property Each owner’s share must reach the threshold to apply alone Title deed; marriage certificate for spouses

Sources: ICP, Dubai Land Department, GDRFA Dubai, Sovereign Group, March 2024.

Each extra condition is a document or a decision, and the section on what can go wrong, further down, shows how to settle them before you sign.

What does AED 2 million buy in Dubai?

In six of the eight districts we checked, at least half of the apartments sold in 2026 were priced at or above the Golden Visa property threshold, and in the best-placed districts nine in ten were. The full district-by-district table is below the chart.

Share of 2026 apartment sales at or above AED 2 million, by district

Golden Visa: district share

‍

District Apartment sales At or above the threshold Share Median of those sales Off-plan / ready
Dubai Islands 3,645 3,274 90% $819,000 3,274 / 0
Palm Jumeirah 853 760 89% $1,691,000 277 / 483
Downtown Dubai 1,778 1,381 78% $1,021,000 351 / 1,030
Dubai Creek Harbour 3,135 2,330 74% $870,000 1,633 / 697
Dubai Marina 2,817 1,794 64% $967,000 452 / 1,342
Business Bay 4,096 2,121 52% $761,000 1,470 / 651
Dubai South 13,347 1,101 8% $658,000 1,069 / 32
Jumeirah Village Circle (JVC) 8,123 372 5% $603,000 203 / 169

Palm Jumeirah, Downtown Dubai and Dubai Islands sit at the top. In these districts the threshold is the everyday price of a home, so the visa conversation starts from the property you already like. The median sale above the line on Palm Jumeirah is well over $1.6 million, which leaves a wide margin above the threshold. Dubai Creek Harbour, Dubai Marina and Business Bay sit in the middle. Half or more of the sales clear the threshold there, and the medians stay close to it, so the choice between buildings matters: two apartments on the same street can land on different sides of the line. In Dubai South and JVC, the threshold is reached with a larger home, and fewer buyers get there. Buyers with a smaller budget have the 2-year investor visa open, since a sole owner needs no minimum value for it. Less of a fit if you want a completed home on Dubai Islands: all sales above the threshold there were off-plan, so those buyers should read the off-plan conditions above before they choose.

How does the 10-year Golden Visa application work, step by step?

The Golden Visa application for a property owner in Dubai takes five steps, and DLD quotes 7 to 10 business days for processing once the file is filed. If you have not bought yet, our guide to buying property in Dubai as a foreigner walks through the purchase itself.

  1. Check the property against the four conditions. Value, ownership, document and your presence in the UAE on the day you apply, as set out above.
  2. Prepare the documents. Passport, title deed or e-Certificate of Title, a personal photo, your UAE ID and current residence permit if you have them, plus a bank letter when the property is mortgaged.
  3. Confirm unusual cases in advance. For a property that is still being built, ask DLD for an eligibility confirmation before you file.
  4. Apply with the Dubai Land Department. DLD handles the application for property investors through its Golden Visa service. You attend in person, representatives are not accepted, and the government fee for the main applicant is AED 9,884.75 ($2,692).
  5. Receive the permit and add your family. The permit lasts 10 years. Each family member has a separate permit with its own government fee, listed on the DLD service page. The ICP guide asks for valid health insurance for the investor and the family for the length of the visa.

Is the Golden Visa for property the same in Abu Dhabi?

Abu Dhabi runs its own nomination for property investors, and it counts how much of your own capital sits in the property. The table compares the same purchase in Dubai and in Abu Dhabi.

Your purchase Dubai Abu Dhabi
Ready apartment at the threshold, paid in cash Qualifies on value Qualifies on value
Ready apartment, AED 5,000,000 ($1,361,470), with a mortgage The value of the property counts; the bank letter shows the paid amount and the balance Your own capital in the property must reach the threshold, so the loan can be up to AED 3,000,000 ($816,882)
Off-plan unit, AED 2,500,000 ($680,735) The ICP guide names no payment percentage; DLD confirms each file Payments to the developer must reach the threshold to date, which is 80% of this price
Where you apply Dubai Land Department, in person Abu Dhabi Residents Office: residents through the TAMM portal, non-residents by email
Government fee Charged by DLD for the main applicant, see step 4 Not stated on the office’s page

Abu Dhabi sets a precise payment rule, so you can time your schedule to the filing date. In Dubai, DLD confirms off-plan and mortgaged files one by one.

What can go wrong before and after the purchase?

Most problems with a Golden Visa file come from timing and paperwork, and each one can be settled before you sign the contract. Before a client reserves a unit, our asset managers go through the same short list.

Selling too early. GDRFA Dubai places a lien on the property to keep the ownership in place for the length of the visa, so a sale needs to be agreed first. Plan the exit when you buy, for example with our guide to reselling an off-plan property, and ask DLD and GDRFA how a replacement property would be handled.

Off-plan timing. The wait is part of off-plan investment risk, and it can be planned for. DLD lists the title deed among its documents, while legal advisers describe a route in which an Oqood recorded in the Interim Property Register is considered, and the decision rests with DLD. We ask DLD for an eligibility confirmation before the client files, so the answer is on the table before the handover.

A bank letter with the wrong figure. DLD asks for a letter that shows the paid amount and the balance, and the amount can differ from what the file needs. We ask the client to request the letter together with the final mortgage documents and confirm the figure with DLD.

The wrong name on the title. The DLD page describes property wholly owned by the applicant, so a different name or a company can stop the file. We compare the sale contract with the passport and ask DLD before a purchase through a company. With a shared title, each owner who applies alone needs a share that reaches the threshold, and spouses agree who applies before the contract is signed.

"Couples ask us first whether both of them need a full share. For two separate visas, each spouse needs a share that reaches the threshold. If only one of them does, the second joins through family sponsorship. So we decide who applies before the contract is signed, because the names on the title cannot be changed cheaply afterwards."

Vladimir Denisiuk, Head of Investment Vladimir Denisiuk, Head of Investment

Health insurance. The ICP guide requires valid cover for the investor and the family throughout the visa. Arrange the policy when the permit is issued.

We also read the current DLD and ICP pages on the day of filing, because small details move even when the main rules stay in place.

Less of a fit if you expect to sell within a few years. The lien keeps the visa and the property linked, so a short holding period needs a plan for the replacement. A buyer who intends to keep the property, rent it out or live in it finds the same rule easy to live with, since the visa runs for 10 years and renews.

How does the Golden Visa work for three typical buyers?

The 10-year visa depends on two things: the price of the property and the document that proves you own it. Three typical purchases show how the two combine, and which visa each one leads to.

Three buyers, one threshold: how the outcome changes

Golden Visa: three buyers

‍

Ready apartment. At AED 3,750,000 ($1,021,103) the apartment clears the threshold with room to spare, and the title deed arrives with the purchase, so the file stays short.

Off-plan unit. At AED 3,009,000 ($819,333) the unit clears the threshold on value, and all sales above it on Dubai Islands in 2026 were off-plan. This buyer asks DLD for an eligibility confirmation before filing. Off-plan and ready property compare differently on price, which is worth a look before the choice.

Purchase below the line. At AED 1,000,000 ($272,294) this purchase sits below the 10-year threshold and leads to the 2-year investor visa. A second property added later can lift the combined value toward the threshold.

How to choose a property beyond the visa?

Choose the property you would want to own even without the visa, then check that it clears the threshold with some room to spare, because a price close to the line leaves little space if the paperwork values the property lower. Location, the developer’s delivery record, the payment plan and the rent a unit can earn decide how the purchase works for you over the 10 years.

MINT runs these checks before a project reaches your shortlist: we compare districts on registered DLD data (our guide to the best areas to invest in Dubai shows how), set rental estimates against the same data (see rental income in Dubai and the real ROI formula), and ask developers for their current payment terms.

MINT guides you from the first shortlist through booking, payment plan, DLD registration and handover, and then through the visa application. Our support continues after the deal closes. Browse the catalogue of projects to see what fits. The service is free for you.

Five Things to Remember About the Dubai Golden Visa

  1. The price rule applies to the 10-year visa. The 2-year investor visa has no minimum for a sole owner, so a smaller budget still has a route. If you buy below the threshold now, a second property later can bring the total closer to it.
  2. The document matters as much as the price. A ready property comes with a title deed, which keeps the file short. For an off-plan unit, ask DLD for the eligibility confirmation before you file, and the open point is settled before it can delay you.
  3. A mortgage or a shared title changes the file. The bank’s letter and each owner’s share become part of the application. Collect them before you sign the purchase, and the application goes through without a gap.
  4. The application runs in steps, and each emirate has its own. Dubai and Abu Dhabi use different offices and different paperwork. Follow the route for the emirate where the property sits, and you avoid repeating a step.
  5. Choose the property first, and the visa follows. Location, developer, payment plan, rent and resale decide how the purchase works for you over the years. A property that holds up on its own makes the visa a bonus on top of a sound purchase.

FAQ

Can I combine two properties to qualify for a Dubai Golden Visa?

One property or several can reach AED 2 million together, as long as each is registered in your name with its ownership document. With a co-owner, each person counts by their own share, so a separate 10-year visa for each of you needs a share that reaches the threshold on its own.

Can I get a Golden Visa in Dubai with a mortgage?

A property financed by a loan from an approved UAE bank can qualify under the federal rules. DLD asks for the bank’s letter, and its service page still refers to proof of payment of the threshold amount, so ask DLD how your down payment and loan are counted before you sign.

What happens to my Golden Visa if I sell my property?

The visa rests on the property you bought. GDRFA Dubai places a lien on it to keep the ownership in place during the visa term, and the published rules do not say the visa ends automatically on the day of sale. Agree the next step with DLD and GDRFA before you sell, and a replacement property that meets the threshold may allow your residency to continue.

Can my family get residency through my Dubai Golden Visa?

A Golden Visa holder can sponsor a spouse, children and parents, and each family member receives their own residence permit. The family file needs proof of the relationship, such as marriage and birth certificates, so collect them early.

Do I need to live in Dubai to keep my Golden Visa?

Golden Visa holders are exempt from the standard rule that a residence visa lapses after more than six months outside the UAE. You need to be in the country only for the application steps, so you can keep your life abroad and use Dubai as a second base.

Does buying a property guarantee Golden Visa approval?

The purchase gives you the base for the application, and approval depends on the whole file: the registered ownership document, the value, the bank’s letter if there is a loan, and a valid passport and photo. A complete file is the part you control, so check each item before you pay the deposit.

Can I upgrade a 2-year investor visa to a Golden Visa?

A 2-year investor visa holder can apply for the Golden Visa once the property meets its requirements at the time of applying. A buyer who starts below the threshold can add a second purchase so the combined value reaches it, then apply for the 10-year visa. Rules are judged on the application date, so confirm the current terms first.

Why do some websites say the property Golden Visa lasts 5 years, not 10?

The 5-year term belongs to other visas: the retirement visa for owners over 55, and a federal listing that some agency pages describe for property owned without a loan. The Dubai route in this guide, filed with DLD, grants 10 years and accepts mortgaged property. Check the term on the DLD service page on the day you file, since agency summaries of the federal rules differ from one site to the next.

  1. Dubai Land Department: Request for Golden Visa (Investor) — Documents, bank letter for a mortgaged property, processing time and government fees.
  2. Dubai Land Department: Request for Investor Visa and Retired Golden Visa — Conditions of the 2-year investor visa and the retirement visa.
  3. ICP: UAE Golden Residency — The federal guide: threshold, combined properties, off-plan from approved developers, health insurance and family sponsorship.
  4. GDRFA Dubai: Golden Residency for investors — Joint ownership shares and the lien on the property during the visa term.
  5. Abu Dhabi Residents Office: Golden Visa for investors — The Abu Dhabi route, capital and payment rules.
  6. UAE Government portal: residence visa rules — Absence from the UAE and the Golden Visa exemption.
  7. Sovereign Group, March 2024 — Withdrawal of the minimum down payment rule.
