(Terms of Brokerage Services)

This Public Offer (the “Offer”) is made by:

(hereinafter — the “Company” or “Mint”)

This Offer constitutes a legally binding agreement between the Company and any individual or legal entity (the “Client”) who accesses the Company’s website, submits an inquiry, or engages the Company for brokerage services.

By using the website, contacting the Company, or requesting brokerage services, the Client fully accepts the terms of this Offer.

1. Legal Status of the Company

1.1. Mint operates as a licensed real estate brokerage company in the Emirate of Dubai, United Arab Emirates.

1.2. Mint provides brokerage services in accordance with applicable UAE laws and regulations.

1.3. Mint does not operate as:

  • an investment advisor under securities law,

  • a financial guarantee provider,

  • a fund manager,

  • a fiduciary holding client funds.


2. Scope of Services

2.1. Mint provides brokerage services including:

  • sourcing and presenting real estate opportunities,

  • facilitating communication between buyer and seller/developer,

  • assisting in transaction coordination,

  • providing market-based information and risk explanations.

2.2. Mint acts as an intermediary between parties and does not act as principal in the transaction.

2.3. Final contractual agreements (SPA, reservation forms, etc.) are concluded directly between the Client and the seller/developer.

3. No Custody of Client Funds

3.1. Mint does not receive, hold, or manage client investment funds.

3.2. All payments related to property purchases are made directly by the Client to the seller, developer, or authorized escrow accounts.

3.3. Mint is not responsible for fund transfers executed by third parties.

4. No Guarantee Clause

4.1. Mint does not guarantee:

  • return on investment (ROI),

  • capital appreciation,

  • rental income,

  • liquidity,

  • resale value,

  • absence of loss.

4.2. All real estate investments involve risk, including but not limited to:

  • market fluctuation,

  • developer performance risk,

  • regulatory changes,

  • macroeconomic conditions,

  • currency fluctuation.

4.3. Any projections, scenarios, or calculations are illustrative and do not constitute guarantees.

5. Client Responsibility

5.1. The Client confirms that:

  • they understand real estate investments carry risk,

  • they make independent investment decisions,

  • they have evaluated their financial capacity,

  • they may seek independent legal or financial advice.

5.2. Mint provides brokerage support but does not substitute the Client’s independent judgment.

6. Limitation of Liability

6.1. Mint shall not be liable for:

  • market decline,

  • developer delays or insolvency,

  • changes in law,

  • force majeure events,

  • loss of profit,

  • indirect or consequential damages.

6.2. Mint’s liability, if legally established, shall be limited to the brokerage commission received in connection with the relevant transaction.

7. Conflict of Interest Disclosure

7.1. Mint may receive brokerage commission from sellers or developers in accordance with market practice.

7.2. Such commission does not alter the purchase price payable by the Client unless explicitly disclosed in writing.

8. Right to Refuse Service

8.1. Mint reserves the right to refuse or terminate cooperation in cases including but not limited to:

  • non-compliance with UAE laws,

  • refusal to complete KYC procedures,

  • requests for unlawful conduct,

  • abusive or inappropriate behavior.

8.2. Refusal does not create liability for damages.

9. Electronic Acceptance

9.1. Use of the website, submission of contact forms, or engagement in negotiations constitutes acceptance of this Offer.

9.2. Electronic communications are considered legally binding.

10. Governing Law and Jurisdiction

10.1. This Offer is governed by the laws of the United Arab Emirates.

10.2. Any dispute arising out of or in connection with this Offer shall be subject to the exclusive jurisdiction of the courts of Dubai, UAE.

11. Amendments

11.1. Mint reserves the right to amend this Offer at any time.

11.2. The version published on the website at the time of use shall apply.
