Is Jumeirah Garden City a Good Investment in 2026?
In 2008, the land across Sheikh Zayed Road from DIFC was meant to become a roughly $95 billion "mini-Manhattan". The financial crisis shelved that plan. Its new chapter opens in Dubai Land Department (DLD) sales records in February 2024. Two and a half years later, Jumeirah Garden City has recorded 2,229 sales, and the price per square foot has gone up every year.
There is one surprise for buyers. In a district this young, one building can cost almost twice as much per square foot as another. We went through DLD sales data to see where the value sits and which buildings are already finished. We also show how to choose the one that suits you.
Why Jumeirah Garden City? A Central Address Still Taking Shape
Jumeirah Garden City sits along Sheikh Zayed Road, on the Jumeirah side, with Dubai World Trade Centre and DIFC just across the road. You will find it in DLD records under its official area name, Al Satwa. Jumeirah Garden City is the name buyers and developers use.
A plan redrawn for everyday life. After the 2008–09 crisis, Meraas redrew the master plan around parks and mid-rise buildings. The greener, lower-rise district going up today comes from that redesign.
Many developers, one master plan. Meraas sets the plan, and separate developers build on individual plots. So one street can hold buildings from different developers, at different prices and at different stages. Buyers have real choice as a result. Foreign buyers can own homes here freehold (why buyers choose Dubai).
Most of the story is still ahead. Propsearch counts about 195 development plots. So far 40 buildings have recorded sales. As each new building fills up, more residents, shops and services follow.
Daily life already works. Propsearch lists 171 shops and services around the district, including 31 restaurants and seven pharmacies. Seven nearby schools are rated Very Good or Outstanding, among them the Lycée Français International Privé de Dubai, rated Outstanding. The Metro Red Line runs along Sheikh Zayed Road, with World Trade Centre and Emirates Towers stations close by.

How Has the Market Grown Since 2024?
The district's sales record starts with a single building. In the first quarter of 2024, all 80 sales were in Hyde Walk. From there, activity picked up quickly: 237 sales in 2024, 1,041 in 2025 and 951 more by 15 September 2026.
Prices have grown too. The median price per square foot rose 11% in 2025 and another 8% in 2026. Over the same period, the median amount paid per home went from $323,000 in 2024 to $340,000 in 2025 and $399,000 in 2026.

Jumeirah Garden City has done better than that wider picture: its 2026 median so far sits above its 2025 level. Three things support the district from here. Its location opposite DIFC cannot be recreated elsewhere.
Each finished building brings residents and services that make the neighbourhood more pleasant to live in. And the first finished buildings give buyers real homes to compare against, instead of brochures. A realistic scenario is steady growth driven mainly by the district maturing.
What Does It Cost to Buy in Jumeirah Garden City?
Most purchases in 2026 landed between $247,000 and $680,000. That range leaves out the cheapest 5% and the most expensive 5% of sales, so a few unusual deals do not skew the picture.
Studios and one-bedroom homes make up 88% of all sales. Studios have the highest price per square foot but the lowest entry price, which makes them the easiest way into a central address.
What your budget buys
Larger homes are gaining value as well. In 2026, the median price per square foot rose about 12% for one-bedroom homes ($527 to $589) and about 9% for two-bedroom homes ($536 to $585).
In August 2026, the district's median was $592 per square foot, against $461 for Dubai as a whole: 28% higher. Part of that gap may reflect the central address. Part comes from the mix of homes, because smaller units cost more per square foot everywhere.

What Is Built and What Is Still Coming?
Six new buildings are already finished: Koro One, Hyde Walk, Coral by Vision, Arista One, Waha Living and DGM Vision. Owners there can resell finished homes, and DLD has recorded 22 such sales so far. Hyde Walk was handed over in 2024, and Koro One reached 100% in April 2026, the month its developer had stated.
Most buyers here purchase before completion, and 96% of sales were off-plan. Dubai Law No. 8 of 2007 protects these payments: they go into the project's escrow account and can be spent only on building that project. Across projects, median prices run from $427 (Alba Tower) to $761 (Elmora) per square foot. Interest in new launches is strong: the two Holm projects, Holm One and Linea by Holm, recorded 307 sales between February and mid-September. That is about a third of all sales in the district this year.

How to Choose a Building in Jumeirah Garden City
With one master plan, many developers and a wide price range, the building is the main decision. Three simple checks cover most of it.
1. Price against the neighbours. Compare the unit's price per square foot with DLD sales in the same building and the buildings around it, for the same type of home. A higher price can be well worth it when the building offers something extra, such as completion, more space or a stronger developer record. 2. Progress against the stated date. For an off-plan unit, compare the latest DXB Interact progress figure with the stated completion date. A building on track gives you a clearer idea of when you can move in, rent it out or resell.
