The brief. A phone call covers your goals, preferences, budget and expectations. The purpose of the purchase guides the search from the start, and every later choice is measured against it.
The meeting. In person or by video call, Nick uses UAE maps and visual examples to show how districts differ, how they relate to your priorities and which ones fit you best.
The short list. Each option is checked against market prices, potential rental income, resale and risks. A purchase has to make sense at the entry price, so Nick may advise against one that does not.
Your decision. Nick explains why he prefers a property, what may limit its performance and which other options could meet the same goal. The final decision is yours, and he steps back.
Dubai Land Residence Complex (DLRC), Dubai Islands and Jumeirah Village Circle (JVC); Imtiaz, Beyond, Citi Developers, Mr. 8 and Binghatti. Other locations are considered when your needs point elsewhere, including other emirates.
“I wanted to enter the UAE property market with a budget of around $190,000, focusing on rental income and future resale potential. Nick compared several off-plan developments before recommending AMRA, a waterfront wellness resort in Umm Al Quwain.
What impressed me was the detail behind his recommendation. We discussed the studio’s views, the 70/30 payment plan, potential rental demand and the risks of buying before completion.
The financial analysis included a scenario of approximately 12.5% gross annual rental yield, assuming an average nightly rate of around $120 and occupancy of about 54%. Nick explained how occupancy, management fees and other expenses would affect the actual return. Having those assumptions clearly laid out was important to me.
He helped me secure a studio within my budget. Since the purchase, newer asking prices have suggested a potential increase of approximately 10% over my entry price, although the actual resale value remains to be established.
I appreciated having both the opportunity and its limitations explained before making my decision.”
“We were looking for a family home in the UAE with a budget of approximately $1.09 million. Coming from Germany, we wanted somewhere with excellent healthcare, good infrastructure and a comfortable environment for long-term living.
Nick took the time to understand how we wanted to live. He compared different locations and explained why Abu Dhabi offered a particularly good fit for our family.
Finding the right apartment was challenging. We wanted enough space, an attractive location and beautiful water views, while staying within our budget. Nick helped us secure a three-bedroom apartment on a high floor for approximately $1.01 million.
We later reviewed asking prices for other properties in the same market segment. Some two-bedroom alternatives were being advertised at prices above what we had paid for our three-bedroom home.
What we appreciated most was Nick’s attention to our family’s actual needs. He helped us make a decision we felt comfortable with, both financially and personally.”
