How Daniela works

Frequently asked questions

I'm moving to Dubai and don't know the areas. Where do I start?

Not with listings. Start with the constraints that don't move: where you work, where the children would go to school, and how much traffic you are willing to sit in twice a day. Those three rule out most of the map before price does.

Should I buy off-plan or ready if I'm going to live in it?

If you need somewhere to live now, ready property is the honest answer — off-plan means a delivery date, and delivery dates move. The mistake is buying off-plan for a move-in date you cannot change.

How much do I need beyond the purchase price?

Budget for transfer, registration and agency fees on top of the price, plus furnishing if the unit comes unfurnished. From handover you also pay annual service charges.

What are service charges, and how much do they really vary?

They are the annual fee per square foot for maintaining the building or community, charged for as long as you own the property. Between a basic apartment community and a serviced premium development the difference can be several times over.

Can I get a residence visa through the purchase?

Property ownership above certain thresholds can qualify for a renewable investor visa, with a longer-term option at a higher threshold. Confirm the current requirement first and choose the property second.
